ViewLux Home Additions & ADU: The Pompano Beach Owner’s Guide

We stock and install ViewLux-compatible window and door systems for home additions and ADU projects in Pompano Beach, with typical installed pricing running $45,000-$130,000 for full additions and $90,000-$220,000 for detached ADUs. Most ViewLux component failures we see involve the thermal break seals or impact-rated sash hardware, which we can source and install without waiting on factory lead times. Homeowners usually discover the problem when they feel drafts around a ViewLux unit that was tight last season, or when the impact window won’t latch properly after a storm - both signs that the addition’s envelope is compromised and the conditioned space is leaking money.

Which ViewLux Models This Applies To

ViewLux manufactures three product lines relevant to Pompano Beach additions and ADUs: the Impact Series (HV-impact rated, Miami-Dade NOA compliant), the Thermal Pro Series (non-impact, high-efficiency), and the Architect Series (custom sizing for non-standard openings). The label is stamped on the top rail of operable sashes or the hinge side of fixed units - look for a 12-digit model code starting with VL-IMP, VL-TH, or VL-ARC followed by the rough opening dimensions in inches.

The gotcha we run into regularly: ViewLux changed its interlock geometry in 2019. Pre-2019 sashes use a 7/8-inch pile height on the weatherstrip; post-2019 uses 5/8-inch. Install the wrong one and the sash won’t seat, or worse, you’ll think it latched when it hasn’t. We carry both profiles on our Pompano Beach trucks because guessing wastes a trip.

For OEM versus aftermarket on ViewLux, we source factory hardware (locks, rollers, tilt latches) because the tolerances are tight enough that generics fail inside two years in salt air. Weatherstrip and glazing bead, though, we use a marine-grade aftermarket equivalent that outlasts OEM in Florida’s UV and meets the same AAMA 701/702 spec - better value, same performance, documented in your written quote.

Signs Your ViewLux Home Additions & ADU Is Failing

Signs Your ViewLux Home Additions & ADU Is Failing
  • Visible moisture between panes. The insulated glass unit’s edge seal has failed, breaking the argon fill and killing the thermal performance. In Pompano Beach’s humidity, this accelerates once it starts - we see it most often on south-facing ViewLux units where daily thermal cycling stresses the seal.
  • Sash won’t stay open or slams shut unexpectedly. The balance system (spring or block-and-tackle, depending on ViewLux vintage) has lost tension. Pre-2016 units used a spiral balance that corrodes in coastal air; newer units use a constant-force coil that fails more gradually but still fails.
  • Lock engages but sash still rattles in wind. The keeper or strike plate has wallowed out its screw holes, or the interlock weatherstrip has compressed permanently. Either way, the impact rating is compromised - a real issue when the next named storm tracks toward Broward County.
  • Frame corners show staining or soft spots. Water is migrating through the weep system or behind the nail fin. ViewLux frames are aluminum with a thermal break; if the break is breached, condensation forms inside the frame cavity and rots the adjacent framing if left long enough.
  • Operation gets progressively stiffer, then frees up suddenly. The roller assembly is binding, then breaking. We’ve found cracked rollers on ViewLux horizontal sliders that the owner had been forcing for months - which also damaged the sill track, turning a $45 part into a $400 repair.

Replacement Cost & What’s Included

Component / Scope Typical Range in Pompano Beach
Single ViewLux sash replacement (IGU + hardware) $800 - $2,400
Full ViewLux unit replacement, standard size $1,800 - $4,500
Balance system repair (per sash) $180 - $420
Weatherstrip replacement (complete unit) $220 - $580
Lock/keeper hardware set $95 - $260
Full home addition (new construction, ViewLux package) $45,000 - $130,000
Detached ADU (ViewLux windows/doors included) $90,000 - $220,000

What moves the number: size and series (Architect costs more than Thermal Pro), whether the opening needs reframing, and whether we’re matching existing trim profiles or the addition is new construction. Every quote we write in Pompano Beach lists parts, labor, and permit fees as separate line items - no lump-sum mystery. Under Clause 1 of the Haven Standard, that written price is fixed; if we missed something, we absorb it. Changes only happen after a signed change order, which is the discipline that has kept our projects within a few percent of the agreed number across 4,000-plus jobs.

The 365-Day Done Right Promise covers the installation and the parts we supply. If a balance we installed goes soft in month eight, we replace it. The documentation you receive includes a photo record of the condition we found, the work performed, and the final test fit - standard on every visit, not an upgrade.

DIY or Call Us?

There’s a safe middle ground. A homeowner can check the ViewLux label for the model code, photograph any visible damage, and confirm whether the issue is isolated to one unit or systemic across the addition - that information saves time when we arrive. You can also clear the track of debris and verify that weep holes aren’t blocked with paint or caulk (a common Pompano Beach find after amateur repainting).

Where DIY goes wrong: removing a ViewLux sash without supporting the frame properly can torque the jamb out of square, which then leaks forever. Replacing an insulated glass unit requires two people, suction cups, and knowledge of how the glazing stops come out without cracking the new pane - we’ve been called after well-meaning owners broke the replacement IGU trying to save a service call. And anything involving the impact-rated laminate or the structural attachment to the addition’s framing affects the wind-load certification; get it wrong and your insurance coverage is questionable.

We’re not affiliated with ViewLux - we’re an independent contractor who knows their product line because we’ve installed and repaired hundreds of them in Broward County. If you’re weighing whether to tackle it yourself, call (754) 714-6540 and we’ll tell you honestly what’s involved. No charge for the conversation.
