Quikrete Home Additions & ADU: The Pompano Beach Owner’s Guide
Quikrete concrete products are used in roughly 60% of the home additions and ADU foundations we pour in Pompano Beach, with installed pricing for Quikrete-based foundation and slab work running $45,000-$130,000 depending on square footage, soil conditions, and whether the project is a ground-up ADU or an attached addition. We stock Quikrete Crack Resistant Concrete Mix, Q-Max Pro, and FastSet Repair Mortar on our trucks, and we can typically mobilize within 48 hours for active foundation issues. Most Pompano Beach owners discover a Quikrete foundation problem when hairline cracks widen after our summer rain cycles, or when a slab settles unevenly and doors start binding in their frames.
Which Quikrete Models This Applies To
Quikrete does not manufacture foundations directly, but their bagged concrete mixes and repair products are specified into our addition and ADU jobs by engineers and by the Florida Building Code, which references Quikrete by name in several approved-mix tables. The three products we see most often in Pompano Beach are Quikrete Crack Resistant Concrete Mix (4000 PSI with synthetic fibers, specified for slabs on grade), Quikrete Q-Max Pro (5000 PSI, used where the engineer calls for higher early strength in coastal zones), and Quikrete FastSet Repair Mortar (for patching spalled areas or tie-in joints between existing and new construction).
To identify what’s in your existing slab, check the structural drawings stamped by your engineer, or look for the Quikrete delivery ticket if the previous contractor left documentation. The mix design number matters: standard 3000 PSI residential slab mixes will not meet current Pompano Beach code for ADU foundations in flood-prone zones, which is why we see so many retrofits where the original slab has to be cut out and re-poured. Rowan Construction Group Pompano Beach is an independent contractor and is not affiliated with Quikrete. We source through certified distributors, and we will show you the mill certs on request.
Signs Your Quikrete Foundation or Slab Is Failing

- Diagonal cracks running from corner to corner of door frames. This usually means differential settlement, where one portion of the Quikrete slab is dropping faster than the rest. In Pompano Beach, we see this most often in homes built on former marsh fill near the Intracoastal, where the organic soil continues to compress for decades after construction.
- Spalling, or chunks flaking off the surface. Salt air and poor original curing combine to weaken the top layer of Quikrete concrete. Once the aggregate is exposed, the freeze-thaw cycle, mild as it is here, accelerates the damage during our occasional cold snaps.
- Water pooling against the slab edge after rain. This indicates the perimeter grade has settled or the original Quikrete foundation was poured without adequate slope away from the structure. Standing water wicks through the slab and into the addition’s framing.
- A hollow sound when you tap with a hammer. Delamination, where the top layer separates from the body of the slab, often follows improper finishing or overworking the Quikrete surface while bleed water was still present.
- Doors that swing open or closed on their own. The slab is no longer level. In one Old Town Pompano Beach gut-renovation we completed, the 1950s original slab had tilted 2.3 inches across a 12-foot span, which we discovered only after removing the finish flooring.

AfterReplacement Cost & What’s Included
For a Quikrete foundation repair or replacement tied to a home addition or ADU project in Pompano Beach, our installed pricing follows the ranges below. These are flat, written prices delivered before any work starts, per Clause 1 of the Haven Standard.
| Scope | Price Range |
|---|---|
| Partial slab replacement (cut out and re-pour, up to 200 sq ft) | $5,000-$14,000 |
| Full ADU foundation, Quikrete 4000 PSI slab on grade | $45,000-$130,000 |
| ADU construction, complete (foundation through finish) | $90,000-$220,000 |
| Garage conversion to ADU (includes foundation assessment) | $30,000-$80,000 |
What drives the range: soil conditions (we may need a geotechnical report), accessibility for the pump truck in Pompano Beach’s tighter Old Town lots, and whether the existing slab ties into a seawall or requires underpinning. Every quote includes the Quikrete material, reinforcement per engineered spec, labor, permits pulled and inspections passed, and our 365-Day Done Right Promise. No change order proceeds without your signature, which is how we’ve kept projects within a few percent of the agreed price across 4,000-plus jobs since 2007.
DIY or Call Us?

There’s a short list of things a Pompano Beach homeowner can safely check: measure crack width with a ruler (hairline under 1/16 inch is typically cosmetic), verify downspouts discharge at least 6 feet from the slab edge, and photograph any spalling for documentation. Beyond that, foundation work involves heavy excavation, rebar placement to engineered drawings, and concrete placement that must be continuous to avoid cold joints. The Florida Building Code requires a licensed contractor for structural concrete in occupied additions and ADUs, and the permit will not issue to an owner-builder for this scope in Broward County. If you’re seeing the symptoms above, call (754) 714-6540. We’ll assess it at no charge and give you a written price before anyone picks up a tool.
FAQs
A properly poured Quikrete 4000 PSI slab on grade, with adequate reinforcement and drainage, should last 50-plus years in Pompano Beach’s climate. We regularly see 1960s and 1970s slabs that are structurally sound but suffering from surface spalling due to salt air exposure. The lifespan shortens significantly if the original pour lacked a vapor barrier or if the finish grade allows water to pond against the slab edge. Call (754) 714-6540 and we’ll evaluate what you’ve got.
Sometimes. Epoxy injection works for structural cracks under 1/8 inch that are not actively moving. Mudjacking or polyjacking can address minor settlement, though we are cautious about these methods in flood zones where added slab weight matters. If the engineer calls out rebar corrosion or if the slab has tilted more than 1 inch in 10 feet, replacement is the only code-compliant path. We offer free second opinions on any written estimate you’ve already received.
Demolition, formwork, rebar, and inspection typically run 5 to 7 business days. The Quikrete pour itself is one morning, then 3 to 5 days of curing before framing can begin. Weather is the variable; Pompano Beach’s afternoon thunderstorms in summer can delay the pour, which is why we sequence concrete work for early morning slots and keep FastSet material on hand for patch work that cannot wait.
We stock Quikrete FastSet Repair Mortar and hydraulic cement for emergency patching. Bulk Quikrete concrete is batched to order through our certified supplier, with mill certificates provided on every load. For ADU and addition foundations, we do not use bagged mix; we specify ready-mix delivered by truck to ensure slump and air content meet the engineered drawings. The brand name on the ticket is the same, but the batch plant documentation is what the inspector and your engineer will ask to see.
