  • Diagonal cracks at the addition-to-existing wall joint. These indicate differential settlement, usually because the Ameristar foundation was poured on uncompacted fill or because the helical pier spec was inadequate for Pompano Beach’s sandy, high-water-table soils. The crack widens in dry season and narrows after heavy rain.
  • Water staining on the interior ceiling near the flat roof drain. Ameristar’s ADU line uses internal roof drains with clamping-ring assemblies; the EPDM gasket hardens in Florida heat and loses seal at about year 8. The water path is often indirect, showing up two feet from the actual breach.

  • Musty odor in the crawl or conditioned crawl space. Ameristar’s conditioned crawl option uses a vapor barrier and supply-air dump, but if the barrier was punctured during rough-in or the dehumidistat failed, relative humidity stays above 70 percent year-round in Pompano Beach.
