The particleboard subfloor in this Cypress Bend galley had swollen where the dishwasher valve leaked for what looked like years. We pulled everything to the studs, replaced the subfloor with exterior-grade plywood, and reconfigured the layout to add eight linear feet of counter space. The homeowner chose KraftMaid’s Brellin style in mineral paint and Cambria Brittanicca quartz with a waterfall edge on the peninsula. We quoted $34,800 in writing before anyone touched a cabinet; the final invoice was $35,200 after the homeowner added under-cabinet lighting mid-project, signed change order included. Bathroom Remodel: Failed Shower Pan and Mold Behind Tile in Palm Aire
The mud-bed shower pan in this Palm Aire master bath had cracked through, and water had been running behind the greenboard for long enough to stain the stud bay. We stripped to framing, found two studs with surface mold, treated and sistered them, and built a proper Schluter-Kerdi waterproofing system with a linear drain for a curbless entry. The homeowner wanted aging-in-place access without the institutional look, so we specified Kohler Purist in brushed nickel and a Toto Washlet bidet toilet. Written quote was $18,400; we held to it exactly. The photo record includes the exposed framing with mold treatment tags, the membrane installation, and the flood test.
Roof Replacement: Three-Tab Shingles at End of Life with Active Leaks in Harbor Village
This Harbor Village roof had 22-year-old three-tab shingles that were cupping so badly the fiberglass mat showed through in patches. Two leaks were active during the September rains, one at a valley and one where a bathroom vent flange had cracked. We stripped to deck, found one 4×8 plywood section with delamination, replaced it, and installed GAF Timberline HDZ in Barkwood with synthetic underlayment and ice-and-water shield at all valleys and penetrations. The written quote was $14,200; no changes, no surprises. The photo record shows the bare fiberglass patches, the delaminated deck section, and the finished ridge vent detail.
Home Addition: Master Suite Above Garage with Structural Beam in Garden Isles
This Garden Isles homeowner needed a master suite and had no place to build but above the garage. The existing truss roof had to come off, and the 4-inch garage slab had no footing for a load-bearing wall. We engineered a 24-foot LVL beam to carry the new floor load, poured a grade beam with rebar and J-bolts, and framed a 420-square-foot suite with a vaulted ceiling and dormer. The en-suite bath includes a curbless shower and a stacked washer-dryer closet. We quoted $87,500 in writing, broke it into four draw milestones, and finished at $88,900 after the homeowner signed a change order to upgrade from vinyl to Andersen 400 Series windows. Permits were pulled, inspections passed, and the photo record runs 340 images from footing to final paint.
Driveway & Pavers: Cracked Concrete with Poor Drainage in Collier Manor
The concrete in this Collier Manor driveway had settled toward the garage, so every rain sent water pooling at the threshold and under the door. We removed the slab, excavated 12 inches, and built a 6-inch compacted limestone base with geo-grid. Belgard Dublin Cobble in Fossil Beige went down with a channel drain at the garage entry and a 1.5% slope to the street. The written quote was $11,600; we hit it exactly. Windows & Doors: Single-Pane Aluminum with Failed Seals in Pompano Beach Highlands
This Pompano Beach Highlands home still had its original 1978 single-pane aluminum windows. The rollers had failed on three sliders, the weatherstrip was crumbling, and the insulated glass in the patio door had fogged through. We specified impact-rated vinyl with low-E glass and argon fill for the twelve openings, plus a fiberglass entry door with a multipoint lock. The written quote was $13,800; no change orders. The photo record shows the failed rollers, the fogged IG unit, and the installation of the new door with the multipoint hardware engaged.
